Lease Terms and Installments

Individual Leases

Individual leasing means peace of mind for you. Your financial responsibility is only for your space unlike many apartments or rental houses where a joint lease is signed. If a roommate moves out of Elara for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why Elara is your best option! 

How long is my lease?

All leases at UDistrict Student Housing are 12-month installments beginning on September 15th – 22nd, 2025, depending on the location, and ending on August 25th, 2026. We do not currently offer shorter lease terms.

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the remainder of their term, you’re not responsible for their payment.

What is an installment?

Your lease contract is based on a total amount that is divided into 12equal installments for convenience. Your first installment will be due September 1st, and the last on August 1st unless you choose to renew and stay at UDistrict for another year. Because of this, September rent is not prorated.

When is my installment due? How do I pay for my installment?

Installments are due by the first of each month and are considered late on the fifth. You can pay this through your resident portal with a debit/credit card or e-check. Alternatively, you can bring in or mail a physical check or money order to the leasing office. We can’t accept payments over the phone.

What if I need to break my lease early or I plan to go home for the summer?

All leases are 12-month installments beginning on move-in day and ending on August 25th, 2026. If you need to get out of your lease early, you can relet your unit by finding somebody to take over the remainder of your lease. Please contact the UDistrict team to discuss reletting in more detail.

What is reletting and how do I do it?

Reletting allows a new resident (the "relettor") to take over the remaining portion of your lease term. The relettor must complete the standard application and leasing process for your unit. Once approved, we will provide both you and the relettor with a ReletAgreement, which outlines the move-in and move-out dates, the party responsible for payment of the overlapping installment, and confirmation that the relettor agrees to accept the unit as-is, meaning that management will not enter the unit to clean or make any repairs.A relet fee equivalent to 85% of one installment is required from the current resident to process the necessary paperwork.

Below is a step-by-step guide to the reletting process:

Step 1: Provide Relettor Information

To begin the process, we need the following details to link you with a relettor:

  • Relettor’s full name
  • Their desired move-in date
  • Your desired move-out dated
  • Agreement on who will pay rent during the transition month

*Please note: The transfer date must be within the same calendar month and must be offset by at least one day. Key drop-off and pickup must happen during business hours

Step 2: Relettor Application

The relettor must submit a leasing application through our website.

Step 3: Lease Signing & Screening

  • The relettor will sign a lease for the same floorplan as the current resident.
  • The relettor must pass our screening process tomeet rental qualification requirements.

Step 4: Relet Agreement

A Relet Agreement will be sent to both you and the relettor for signature.

Step 5: Payment of Fees

  • The current resident must pay a relet fee equivalent to 85% of one installment and remains responsible for the unit until the relettor moves in.
  • The relettor must pay the security deposit and lastmonth’s installment before moving in.
  • Depending on the arrangement between thecurrent resident and the relettor, one party willalso be responsible for paying the installment ofthe overlapping month.

Step 6: Key Transfer

The current resident can return their keys at anytime during business hours on their intended move-out date. The relettor is then able to pick up keys on their intended move-in date, as long as all paperwork is completed and move-in fees are paid. The current resident is still responsible for the unit until the relettor picks up keys and takes ownership of the apartment

Do you offer double occupancy?

Yes, we offer double occupancy in our studio and 1-bedroom apartments for an added fee of $200 per month.

What’s Included

What is included in my installment?

Your installment includes:

• Base rent pricing (some of the lowest in the UDistrict!)
• A premium location, just a few minutes walk from popular spots on campus!
• Spacious floor plans with fully furnished options
• Stainless steel appliances, dishwashers, balconies, and vinyl flooring (in select units)
• ButterflyMX keyless entry!

Plus, access to UDistrict’s on-site laundry facilities, controlled access parking garages, and attentive, on-call staff!

What is not included in my installment?

The following items are not included in your installment:

  • Rental insurance – Rental insurance is NOT required, but highly recommended for all residents.
  • Utilities (water, sewage, trash, electricity) – These utilities are sub-metered and will be billed monthly via Conservice. This saves you the hassle of setting up utility bills in your name! All utilities are paid through our Resident Portal and billed monthly and range between $30-$90 depending on the time of year and usage.
  • Laundry – Each property has on-site laundry facilities managed and operated by Hainsworth Laundry. You can set up your credit or debit card for payments and get real-time updates!Laundry pricing is $1.75 per load
  • WiFi – WiFi isn’t included at UDistrict; however, you have theflexibility to choose the plan and provider that best suits yourInternet needs! Each apartment has cable and coaxial accessfor easy setup.

Optional add-ons:
Parking – All four properties offer access to our controlled-access parking garages for a monthly fee of $105. We also offer tandem spaces for $135 per month, which can fit two vehicles lengthwise, at our Apex and Pacific Sunrise garages

Are the units furnished?

UDistrict Student Housing offers both fully furnished and unfurnished apartments – depending on your preference! Both the Kelsey and Pacific Sunrise Apartments come fully furnished while the Apex and Lakeview Apartments have furnished floor plans available for just an additional $50/installment.f.

In furnished units, each resident will have a twin XL-size bed frame and mattress, two-under bed/stackable dresser drawers, and a study desk and desk chair. Additionally, our standard floor plans come with common area furniture, including an entertainment stand, coffee table, side table, sofa, and armchair. Larger units may include extra side tables, bar stools, and dining tables

Does UDistrict offer WiFi?

No, WiFi is not included at this time. All units are equipped with cable access and coaxial ports.

Leasing Process and Fees

What fees do I pay before I move-in?

The following fees must be paid prior to your move-in date:

  • First month's installment – available to pay on September 1
  • Last month's installment – due prior to move-in
  • Security Deposit (15% of one installment with guarantor, 90%without guarantor) - due prior to move-in
  • Cleaning Fee (10% of one installment) - required to holdapartment space and must be paid at lease signing
  • Holding Fee (25% of one installment) - required to hold apartment space and must be paid at lease signing
What is an individual bedspace lease?

An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer for your lease agreement. Because students often don’t have an income, having a guarantor allows us to qualify you for a lease based on your guarantor’s income.d. You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application.

In order for a guarantor to qualify, they must meet the following qualifications:

  • Must earn 3x the monthly installment
  • Must have a US-based Social Security Number
  • Must have a credit score of 650 or higher

We require all residents at UDistrict Student Housing to guarantee their lease in one of the following ways:

  • Sign with a guarantor that meets the qualifications above
  • The primary resident can self-qualify so long as they meet thefollowing requirements:

    1. Must earn 2.5x the monthly installment

    2. Must have a US-based Social Security Number

    3. Must have a credit score of 600 or higher
  • Utilize the Rent Guaranty Program offered by Leap

If you are not able to self-qualify or utilize a personal guarantor, you can enroll in the Rent Guaranty Program offered by Leap. To enroll, you will fill out an online application with Leap and pay a one-time, non-refundable fee after your application is reviewed. This fee ranges between 55% and 90% of one month’s installment, depending on credit history and financial situation.

If I am an international student, do I need a guarantor? What documentation do I need to provide?

International applicants can qualify for a lease by either pre-paying the lease term, or utilizing a Guarantor.

A. For Pre-Payment:

  • Must pass a criminal background screening.
  • Must pre-pay the entire lease term before move in.

B. If using a guarantor, the guarantor must have:

  • Must earn 3x the monthly installment
  • Must have a US-based Social Security Number
  • Must have a credit score of 650 or higher

If these qualifications are not met, here is a common alternative to explore: LEAP Easy Guarantor Program.

Leap is a third-party guarantor service that acts as a personal guarantor on the applicant’s behalf. The prospective resident completes their Leap application, pays an initial fee, and Leap will provide assurance as their guarantor.

Why do you need my Social Security number?

We need your Social Security number in order to run standard credit and criminal background checks.

UDistrict Student Housing uses software from Entrata to keep your personal information secure. All of your data, including your name, email, birth date, and Social Security number, are secured using encryption techniques that banks use to keep your financial information private. Data is transferred via an SSL/TLS connection using 2048-bit encryption between your computer and Entrata’s servers.

What are your rental requirements?

The following requirements must be met in order for an applicant to pass their screening. There are many avenues a prospective applicant can take to qualify for a lease, but the basic screening requirements are below.

Self-Qualification

  • 2.5X Income: Rent Ratio
  • 600 minimum credit score (we do a soft credit check)
  • US-based Social Security Number

Guarantor Qualifications

  • 3X Income: Rent Ratio
  • 650 minimum credit score (we do a soft credit check)
  • US-based Social Security Number

If these qualifications are not met, these are some common alternatives that a prospective applicant can explore:

  • I-20 Income Verification

    The I-20 Form is a document that certifies a student's eligibility to apply for an F-1 student visa to the United States. It can also be used to verify proof of income for international students.
  • LEAP Easy Guarantor Program

    Leap is a third-party guarantor service that acts as a personal guarantor on the applicant’s behalf. The prospective resident completes their Leap application, pays an initial fee, and Leap will provide assurance as their guarantor. How do I lease an apartment?

Step 1: Complete your application

  • In order to configure your lease correctly, we need your contact information and basic floorplan preferences. Don’t worry though – we can update your property and floor plan preferences later in the process too.

Step 2: Sign your lease

  • Once your application is completed, we will send over your lease agreement! If you are qualifying with a guarantor, they will have a Guaranty Addendum that needs to be signed to complete the Lease Signing step.

Step 3: Lease Screening

Step 4: If approved, you can pay your move-in fees to make your move-in day even smoother.

Step 5: Pick up keys and move-in!

Is renter’s insurance required?

No, renter’s insurance is not required; however, it is highly recommended.

What is the average monthly cost of utilities?

At each of UDistrict’s properties, utilities are projected to range from around $30 to $90 per person, per month on average. This will vary depending on usage, time of year, and other factors. This range is an estimate – costs may fall outside of this range.

How do I sign a lease if I am under 18?

If you’re under 18, you can still live with us at UDistrict! You will need to have a parent or guarantor who is over 18 go through the application and leasing process with you. You will not be able to apply using the Apply Now link on our website, but your parent or guarantor can start the application as they will be the primary applicant on the lease agreement. Please contact our leasing office for more information and to get started with the leasing process.

What kind of security does UDistrict provide?

The safety and comfort of our residents here at UDistrict Student Housing is our top priority. For this reason, we just completed installation of ButterflyMx for Apex, Kelsey, and Lakeview Apartments (with Pacific Sunrise coming online this summer)! ButterflyMX is a keyless entry system that uses your mobile phone or a personalized pin to help you access the apartment building and garage. The system will let you set up visitor or delivery codes for entry, and you can remotely open doors from anywhere. Each apartment door features a brand-new SmartLock for convenient and secure entry! Additionally, all four of our properties are monitored by Dauntless Security, a third-party security team. In addition to nightly patrols of each property, you can reach their 24/7 security hotline at (425) 458-5777.

Do you allow pets?

What floor is my apartment on?

We do our unit placements during mid-summer, typically at the end of July. Once placements are completed, you will receive an email notification with your unit number, bedspace letter, and roommate contact information. Prior to placement, you can submit unit and location preferences via email, and we will do our best to accommodate your requests.

Do you offer roommate matching if I don’t have enough people to fill my apartment?

Yes – during the application, you will be required to answer a Roommate Matching questionnaire to help us match you with your future roommates. While we can’t guarantee that your preferences will be met, we will do our best to accommodate all your placement requests!

How do I set up and pay for utilities?

Utilities are set up by our third-party utility service, Conservice. Your monthly utility bill will be posted on your resident portal for payment. You do not need to pay through Conservice.

Where do I throw trash away?

Each property has compost, trash, and recycling receptacles located at or near the property's entrance.

How do I submit a maintenance request?

How do I submit an emergency after-hours maintenance request?

How do I get access to ButterflyMX?

You will receive either a text or email with instructions to register for ButterflyMX. Your unit and access keys will auto-populate on the app once registration is complete. How do I pay rent?
